Buyer pays in full the bid price (hammer bid + 10% buyer’s premium + sales tax) day of the auction. In addition, the Buyer will place $5,000.00 in escrow with Taylor Auction & Realty, Inc., agent for the United States Bankruptcy Court for the Southern District of Mississippi. The $5000.00 escrow funds will be held in trust until the demolition is completed. The escrow deposit will only be refunded to the buyer if the real estate site is left in an acceptable and permissible condition as determined by the bankruptcy trustee and designated individuals of the court. Seller shall allow Buyer 60 days to raze the structure and complete the project. Announcements made day of auction take precedence over any advertised material.
